Building & Development
Before you build a house, garage, addition or start a home-based business, a development permit from the Town as welll as a building, electrical, plumbing and gas permit is required.
Development permit application - Complete development applications may be picked up at the Town Office.
- Legal Address – Lot Block Plan
- Civic Address – to determine Land Use Zone
- Site Plan – Approximate scale, property lines, access to street or lane, identifying setbacks, location of existing buildings on site, size of buildings
- Building Plans – Elevations, exterior finishing’s
- Fees –
Garage and additions less than $25 000 $ 20.00
Home Based Business Application $ 40.00
Conforming Developments over $25 000 $100.00
Non-Conforming Development $200.00
Applications to amend Land Use Bylaw,
Municipal Development Plan
or other Statutory Plan $200.00
Non-Conforming and Commercial Developments are sent to the Municipal Planning Commission for review.
If a development permit is issued, there may be conditions attached, such as requirement for buildings, plumbing, electrical permits, architectural, landscaping standards and timelines. These permits will require inspections in order to assure compliance to the conditions of the various permits or standards.

Currently the Town of Fairview refers all inquiries to Alberta Permit Pro for these permits and inspections.

A development permit is not required for any development of the nature described below:
a) Maintenance or repair of any building if the work does not include structural alterations or major work or renovations which materially alter the internal appearance of the building
b) Completion or use of a building which was lawfully under construction, or for which a permit has been lawfully issued
c) Completion , alteration, maintenance or repair of a public utility, undertaken upon a public thoroughfare or public utility easement, or undertaken to connect the same with any lawful use of buildings or land
d) Construction, maintenance and repair of walkways, pathways, driveways and similar work
e) Erection, construction or maintenance of gates, fences, walls or other means of enclosures
f) Erection or construction of a single-detached dwelling or an accessory building or structure in a district in which it is listed as a “Permitted Use” when it complies with the provisions of this Bylaw.
